- Vacant nursing home in Merrow acquired unconditionally from Surrey County Council.
- Planning application for 24 homes refused locally by Guildford BC; a lower-density scheme of 21 homes at the same coverage was allowed at appeal within 18 months of completion.
- Scheme now completed at Redwood Close, Guildford.

- Part-occupied office building acquired unconditionally for a scheme of 14 houses adjacent to the Walton Riverside Conservation Area.
- Site exchanged within 2 months of Heads of Terms being agreed, with planning permission achieved less than 4 months from validation, including S106 negotiations.
- Scheme now completed at Swan Close, Walton on Thames.
